Buying a new home involves dozens of decisions before you ever receive the keys. By the time Closing Day arrives, it’s normal to feel excited—and maybe a little overwhelmed. After all, you’ll be signing legal documents, reviewing financial figures, and completing one of the largest purchases you’ll ever make.

The good news is that closing doesn’t have to be confusing.

One of the best ways to reduce stress is to prepare in advance. Ask your lender for a copy of your Closing Disclosure as soon as it becomes available. Compare it with your original Loan Estimate and verify that your loan terms, interest rate, and closing costs match what you expected. If something doesn’t look right—or you simply don’t understand it—ask questions before you sign.

Your title company also plays an important role throughout the transaction. Before closing, it researches the property’s ownership history to identify issues that could affect your ownership, such as unpaid liens, recording errors, or conflicting ownership claims. It also coordinates the closing and facilitates the proper recording of documents after the sale is completed.
