MATT’S Building Materials’ Journey from Ashes to Grand Opening

On January 1st, 2022, I was on vacation with my family when a long-time customer of ours called me. “There is smoke coming from your store” were the first words he said after I answered. At first, I dismissed it, but when the calls kept coming, I knew something was very wrong. Within an hour, we had packed our bags and left. I’ll never forget the sight of those black clouds on the horizon growing bigger as we drove back into town.

Matt’s “Cash & Carry” Building Materials in Pharr, Texas, has always been my second home. The business was named after the original owner, Ira Matt, and my father worked for him for over 40 years before taking over as owner. Some of my earliest and fondest memories are playing in the

store. Throughout my high school and college years, I worked in the lumberyard, and for nearly twenty years I’ve managed the store alongside my mother, father, and two brothers.

By the time I arrived at the store that day, there were already five fire trucks on the scene with more on the way. The firemen told us that they would do what they could to save the store, but their priority was to keep the fire from spreading to the nearby businesses and homes. With nothing else I could do, I prayed with family, friends, and employees who had gathered in the parking lot next door. The fire raged for nearly thirty hours, destroying the 120,000 sq/ft. timber-framed store, warehouse, and door shop. Despite the pain, we were fortunate that no one was hurt, and the lumberyard was spared.

Getting Operational

The next few days were a blur of activity. Thoughts of what had happened and what needed to be done kept me up all night. Unable to sleep, I threw myself into my work. The first task we as a family and as a business focused on was to get operational. The lumberyard and our delivery fleet were largely untouched, and less than 24 hours after the fire, our trucks were out making deliveries.

But the lumberyard was only a portion of our business. We had two other stores that still needed to be managed, and more than 40 retail and administrative staff that had been displaced. Everyone was worried about what was going to happen to the business, their jobs, their healthcare, and their future. We addressed our staff and let them know we were committed to staying open, and while changes would need to be made, no one was going to lose their job overnight. We made road signs, used social media, and interviewed with the local news stations to spread the message that we were still open, and we would be rebuilding.

The amount of support we received from friends and strangers in those first few weeks was humbling. People dropped off lunches, someone launched a GoFundMe campaign to raise money for our staff, a local dealership let us borrow forklifts so we could keep operating our lumberyard, the neighboring strip mall leased an office to us at no charge, and thousands of messages of support were sent to us on Facebook. I can’t begin to describe how much those messages of support helped me get through those first few days.

By the third day we were moving into the offices our neighbor had offered us. We bought folding tables, used office equipment, and quickly set up a “war room” where our sales team could field calls and make job tickets. The office breakroom became the shared office for the ownership team. Every task that we could think of was printed on a sheet of paper along with the person or team responsible for it. We lined the wall of our office with them so we could refer to them during our meetings.

Lots of Help Along the Way

As the weeks turned into months, we had a smooth operation going. Our lumberyard and other stores were profitable enough to sustain us. The money from insurance wasn’t enough to cover our entire loss, but it made rebuilding possible. We owe a lot to our vendors and suppliers, and we are forever grateful for the assistance they provided us. In many cases, they extended our terms of credit and even replaced some of our lost goods at no charge. We owe an extra large thank you to Orgill, an international hardware distributor, who let us use one of their semi-trailers as storage, and offered to assist us in any way they could throughout the process. Abraham Villagran of Villagran Construction, who had helped us build our third location in 2015, immediately went to work designing and planning the new store. Abraham worked long, long hours overseeing the project, and as I am sure he would tell you, rebuilding is much harder than new construction.

Practical Matters of Rebuilding

With new construction, you can plan most of the details well before you break ground. But when we were rebuilding, we faced many additional challenges. We had an active lumberyard just feet away from the construction site that had to be worked around, and any disruptions would cause a loss in revenue and, potentially, customers. Every day without our retail store was lost revenue, so we tried to balance speed with prudence. Within weeks of the fire, a basic plan for the new store was drawn up before the debris was cleared. Detailed blueprints and plans came next, but we were making changes and updates to them throughout the process. Rebuilding did come with a few advantages: we were able to start fresh and design the floorplan of our retail area as we saw fit, and a smaller more efficient building footprint would allow us to increase our parking lot without sacrificing retail space. It also gave us the chance to expand our offices to accommodate future growth, and we even included a conference room that we could use for training staff or letting our professional customers borrow for their own meetings.

Grand Re-Opening!

Exactly 833 days after the fire, on April 13th, 2024, Matt’s Building Materials in Pharr re-opened for business. We celebrated all day and into the night, inviting friends, employees, customers, and vendors to join us. It was a monumental task, but we crossed the finish line. It has been the most challenging and rewarding experience of my career. I am forever thankful to our staff for their positivity and hard work, to our vendors for their flexibility, to our customers for their loyalty and patience, and to everyone else who helped us along the way. I am still sad that our old store is gone, that building and the memories we made there can never be replaced, but I am also deeply grateful for the experience. Faced with tragedy, our company rose to the challenge and exceeded our expectations. We overcame our trial by fire and are stronger and more resilient because of it.

I may not know what the future will bring, but I am confident that my team can handle it. Through it all, we are blessed and we know that God’s timing is perfect. We didn’t understand the bigger plan back then, but we definitely do now. The plan going forward is to continue to be the best version of Matt’s that we can be: build positive relationships with those around us and continue to pass our God-given blessings onto others. Now if you’ll excuse me, I owe my family a long overdue vacation.

Smart Home Buying Beyond Beauty:

When shopping for a new home, most buyers are immediately drawn to its visual appeal: exotic granite countertops, designer light fixtures, stunning flooring, and an airy floorplan. These features often drive purchasing decisions, guided by emotion and first impressions. However, what truly determines longterm satisfaction are factors less visible but far more impactful. Enjoyable indoor comfort, low utility costs, healthy air quality, durable and low-maintenance construction, along with excellent resale value, are crucial. These benefits come with high-performance verified homes, unseen at first glance but deeply felt once living in the space. Choosing a home based solely on its beauty can lead to regrets. So how do you know if a home is an energy-efficient high-performance home before you buy?

There isn’t one contractor who will say their home is not energy efficient. Every builder will say his or her home is energy efficient— but compared to what? The following is a guide for homebuyers to help them identify whether the home they are planning to buy is—or will be built—as a high- performance energy efficient home.

Today’s energy code is based on the 2015 International Energy Conservation Code (IECC). The code, which was adopted by the State of Texas and became law on August 1, 2016, sets the minimum energy efficiency requirements for new homes built after that date. Homes built to standards that are higher than required by the 2015 IECC are highperformance energy efficient homes, but they must be verified. Here’s what

you need to know and some questions you can ask the builder to help identify those homes.

1. Does the home have a highperformance certification?

Initiatives like the BUILT TO SAVE® Program and ENERGY STAR® Program provide certifications to homes that meet the strict criteria that qualify them as high-performance energy efficient homes. Ask for a copy of the certification and the home’s systems label, which is required by code after the home is built. If the home is under construction, ask if the home is enrolled in either initiative’s Programs.

2. Do code officials enforce the 2015 IECC or better ?

If they do, no problem. If they do not, builders should know that Texas law

requires compliance with the 2015 International Energy Conservation Code. Even if city code officials do not enforce the 2015 IECC, this does not mean that the builder is free to ignore the law. The ultimate responsibility to be code compliant rests with the builder, not the municipal code official.

3. How many of the builder’s homes have been certified as energy efficient? If a builder certifies 100% of its homes as BUILT TO SAVE® or ENERGY STAR®, this is a good indicator of the company’s commitment to building energy efficient homes.

These builders are true industry leaders that invest their time and money in building homes that provide not just energy savings to consumers but, more importantly, their homes will provide more comfort, better indoor air, more

durability with less maintenance—and a potential for a higher resale value for homeowners down the road.

Some contractors build only one certified home per year, which is the minimum requirement of energy efficient initiatives like BUILT TO SAVE® or ENERGY STAR® in order to continue using the program’s logo in their marketing. If you want a home certified as energy efficient from these builders, you must ask for it.

4. Was the home modeled for energy efficiency?

Any home can be modeled before it is built. All that is required is a set of blueprints and a Manual J, which specifies the home’s heating, ventilation, and air-conditioning requirements. A home energy rater inputs the information from these documents and models the home to predict its energy efficiency performance once it is built.

The software used by the rater produces a projected Home Energy Rating System score (HERS) and a projected percentage of energy efficiency over minimum code requirements. The modeling allows contractors to make adjustments if required to hit the targeted goal. Modeling is the first step in certifying a home in the BUILT TO SAVE® or ENERGY STAR® programs.

5. Was a blower door test and a duct blaster test performed?

A licensed energy rater using specialized equipment performs these tests.

The blower door test measures the leakiness of the home’s envelope— how much air comes in and goes out through the roof, windows, doors, and other openings in the home. The duct blaster test measures leaks in the joints and seams of the ductwork in the heating, ventilation, and airconditioning systems.

These tests are required by the 2015 IECC to comply with minimum

code requirements. Note, however, that just because a home received these tests does not mean that the home received an energy efficient certification. Additionally, as required by law, the tests should be performed by a licensed home energy rater not associated with any part of the construction of the home, including HVAC-related services or products.

6. Did the home receive a Home Energy Rating System score?

A Home Energy Rating System (HERS) score is the best indicator of

and cycle on and off, it will also never stay on long enough to remove the humidity in the home. This accumulated humidity will make for an uncomfortable indoor environment and create potential moisture problems in the long term. BUILT TO SAVE® or ENERGY STAR® vertified homes ensure properly sized units for enhanced home comfort.

8. Can the builder provide references?

As with any home you buy, you should ask for references from the builder’s

a home’s projected energy efficiency performance. The lower the score, the better the home should perform regarding energy efficiency. Without a HERS score or other predicted performance information, you won’t know what your utility bill will be like until you move in. You wouldn’t buy a car without knowing its miles per gallon (MPG). So why would you buy a home without a HERS score?

7. Is the air conditioning unit sized properly for the home?

The air conditioning unit accounts for 50% of the home’s energy consumption but, more importantly, it accounts for 100% of the home’s comfort. A unit that is oversized will not only use more energy by cooling the house too quickly

previous homebuyers. Good questions to ask these homebuyers are, “What is your average monthly electrical bill?” and “Do you experience any rooms that are more uncomfortable than others?” And, of course, “Would you buy another home from this builder?”

The best references can also be found from the builder’s own peers. Has the builder been recognized with any awards for energy efficiency? Are they or have they ever been featured as a Leading Energy Efficient Builder?

In a nutshell, all these questions are invaluable to know BEFORE you build or buy. So, stay informed—and always make sure to look beyond the “pretty.” You will be glad you did for years to come!

Get ready for a day of competitive fishing and community spirit at the South Texas Builders Alliance’s 2024 SALTWATER SHOWDOWN. This annual fundraising fishing tournament will be held on Saturday, June 29th, at Louie’s Backyard on beautiful South Padre Island, Texas. Teams of up to 5 anglers can register for $125 per angler.

The festivities begin with a Captain’s Meeting on Friday, June 28th, from 7 pm to 9 pm at Louie’s Backyard, where participants can meet fellow anglers and discuss tournament rules. On the day of the tournament, boat check-in at Louie’s Backyard is from 5 am to 6 am, followed by a shotgun start at 6 am. Anglers will have the opportunity to fish until 2 pm, with a weigh-in scheduled from 12 pm to 2 pm back at Louie’s Backyard. Prizes will be awarded to the winning teams during an awards ceremony and dinner starting at 6 pm at the same venue.

This event not only provides a chance for anglers to showcase their skills but also supports the activities of the South Texas Builders Alliance, thanks to the generous support of its member participants and sponsors.

STC Shapes Builders of Tomorrow with Its Construction Supervision Program

South Texas College’s Construction Supervision Program recently held a Construction Trades Expo at their Technology Campus in McAllen, Texas, on April 24th. The event showcased exhibits from local construction professionals who shared their expertise with students from the program.

The Construction Supervision Program at STC aims to expand and enhance the educational opportunities for students. The program is dedicated to training students to not only provide for their families but also to contribute positively to the growth of the Rio Grande Valley. Their mission is to transform the construction industry one student at a time by empowering them to succeed in their own projects, whether working for others or themselves.

The program offers both a one-year certificate and a two-year Associates degree, covering everything from materials and building codes to construction methods. STC collaborates closely with its Advisory Board to leverage their industry expertise to improve the program. A key component of the curriculum is teaching students the importance of giving back to the community. This is achieved through partnerships with veterans’ groups, local organizations like Mi Casita, and previous collaborations with Habitat for Humanity and Proyecto Desarrollo Humano.

STC is committed to further developing the program and encourages support from community professionals to enhance the construction trades and the educational program itself. Windows aren’t just there for a nice view or to let in light—they’re an important part of your home’s walls. And because it’s a bit tricky to insulate them, they can really affect how much you spend on heating or cooling your place. The size of your windows, how many you have, and where they are can all make your home more or less energy efficient. Let’s talk about some key things that can help you save energy with smart window design.

Go for Fewer, Smaller

Windows

Big windows let in lots of light and give you great views, but they can also make your heating and cooling bills go up. You might want to think about having fewer windows or making them smaller. For example, if you cut down the glass area in your home from 20% to 10%, you could save as much as $500 a year on energy costs.

On a vibrant Thursday afternoon, April 11, 2024, Villanueva Construction unveiled their latest project–Oak Hill, located in Edinburg, Texas–with a grand Ribbon Cutting ceremony. The event provided attendees with first-class hospitality featuring delightful refreshments and an array of delectable treats from various food trucks, including one with delicious donuts.

The ribbon cutting took place in front of a beautiful Villanueva Construction custom home, showcasing the company’s excellent craftsmanship. The event was attended by local figures and Chamber of Commerce members, as well as supplier partners, prospective home buyers, and Villanueva family members and friends.
